The problems brokers and lenders tell us about
Most frustration with appraisal management comes down to a handful of recurring issues. They cost brokers time, strain client relationships and, at worst, push a closing date. AppraisalDesk was built around fixing each of them rather than adding yet another portal to your day.
- Fees that grow after ordering, or rush fees that first appear on the invoice
- Orders sitting unassigned or rebroadcast while the condition date approaches
- No status unless you phone or email to chase it
- No way to reach the appraiser with a simple question
- Awkward fee collection from borrowers
- A separate portal and password for every lender
How AppraisalDesk handles your files
The price is shown before you order, with tax and any rush fee included in the total. Orders are assigned quickly to a qualified appraiser who covers Canada, and you get a text and email when the visit is booked, completed and the report is ready, plus a tracking page you can share. Borrowers can pay by secure link, the report is released online once paid, and all your orders live in one free Client Hub login.
Customer service is handled by real people, in English and French, and we work with all lender types: big banks, credit unions, monolines, alternative and B lenders, private lenders and MICs. Tell us each lender’s requirements, including approved lists and designations, and we assign accordingly.
Full, desktop and drive-by appraisals
Not every file needs a full interior inspection. A desktop property appraisal relies on public records, listing history and market data without a site visit, while a drive-by appraisal adds an exterior-only viewing. Both can suit low-risk files, portfolio reviews or private lending where the lender allows them. The lender decides which scope is acceptable, so confirm before ordering and select the matching report type.
Frequently asked questions
What does an appraisal management company do?
An appraisal management company takes orders from lenders and brokers, assigns them to independent appraisers, manages scheduling and delivery, and handles payment. The useful ones add transparency on price and status. AppraisalDesk focuses on upfront pricing, quick assignment and real-time updates.
How do mortgage brokers order appraisals across Canada?
Brokers usually order through a lender’s chosen channel or an ordering service. With AppraisalDesk you create a free Client Hub login, enter the property, borrower and lender, see the price and submit. The borrower can pay by secure link and you track progress without phone calls.
Are your appraisers lender approved?
Approved lists are set by each lender, so no ordering service can promise that every lender accepts every appraiser. Tell us the lender and its requirements when you order, and we assign an appraiser who meets them and holds the designation the file needs.
What is the difference between a desktop and a drive-by appraisal?
A desktop appraisal is completed without visiting the property, using records, photos and market data. A drive-by appraisal includes an exterior viewing from the street. Neither includes an interior inspection, so lenders accept them only for certain files. Always confirm the lender permits the scope.
Can I pay, or can the borrower pay?
Either. You can pay by card when ordering, or send the borrower a secure payment link. The report is released online once payment is received, so you do not need to collect fees or forward receipts yourself.
Do you work with private lenders and MICs?
Yes. We take orders for all lender types, including big banks, credit unions, monolines, alternative and B lenders, private lenders and mortgage investment corporations. Name the lender on each order so the report is addressed properly.
