Desktop appraisal

A desktop appraisal is a market value report prepared without visiting the property. The appraiser works from public records, listing and sales data, previous reports and, often, photos supplied by the owner. It suits lower-risk files where the lender allows it.

When is a desktop appraisal used?

Lenders use desktop appraisals on lower-risk files, such as a modest refinance, a HELOC or a renewal where the home is typical for its area and there is good sales data. The lender decides whether a desktop report is acceptable for each file.

Desktop appraisal vs full appraisal

A full appraisal includes an inspection of the inside and outside of the home. A desktop appraisal does not, so the appraiser has to make assumptions about condition and finishes. That makes it simpler to arrange and usually cheaper, but less certain for homes that are unusual, recently renovated or in poor repair.

Desktop appraisal vs an AVM

An automated valuation model (AVM) is a computer estimate with no appraiser involved. A desktop appraisal is still the professional opinion of a qualified appraiser who chooses and adjusts the comparable sales.

Frequently asked questions

Will my lender accept a desktop appraisal?

It depends on the lender and the file. Many lenders accept desktop reports only on lower-risk files. Check with your broker or lender first, then tell us their requirements when you order.

How much does a desktop appraisal cost?

Less than a full appraisal in most cases, because there is no travel or inspection. Each property and file is different, and you see the price before you order.

Is a desktop appraisal faster than a full appraisal?

Often, since there is no appointment to book. Timing still depends on the property and the data available for the area.

What is the difference between a desktop appraisal and an online home value estimate?

An online estimate is produced by a computer model. A desktop appraisal is a report by a qualified appraiser who selects and adjusts comparable sales and signs the opinion of value.
